Overpricing leads to reduced interest and delays the process while accruing costs to continue holding the property. Pricing appropriately can increase demand and boost competition to receive a higher offer, even above asking. We use real time data to determine the right price for your home. We factor in what comparable homes are selling for, the current state of the market, or sometimes even a home appraisal.
If you’ve kept your home in showroom condition since you’ve moved in, you’re the minority. Once we price your home, it’s time to start getting it show ready. This includes simple tasks such as decluttering, making any small repairs, and doing a deep clean to make sure your home is in pristine condition. We can connect you with our network of everyone from home stagers to contractors. We will ensure your home shines to fetch you top dollar.
We develop a marketing strategy that is tailored to your home and needs. We begin by capturing all the best angles of your home with professional photography, drone footage, and 3D virtual tours that are perfect for out of town buyers. We list your home in local, national, and international MLS databases. We direct the right people to your listing by contacting our own sphere of clients and fellow agents, targeted direct mail, and ads in relevant publications such as Wall Street Journal & New York Times real estate sections, the Miami Herald, local magazines, and social media. We'll host broker and public open houses to maximize exposure. We curate a marketing campaign to get the most attention to your listing as quickly as possible.
Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. We will evaluate each offer and verify pre-approval or proof of funds and that the terms of the offer are acceptable to you. If the offer isn't ideal we can make a counter-offer or negotiate terms such as the closing date, inspection period, repair items, or adjusting the move-in date. Anything and everything is negotiable - that's where we come in.
Once we deem an offer is acceptable, we will review the proposed contract to make sure everything is in order including escrow, down payment, financing terms, contingencies, and contractual deadlines. When both parties have agreed to the terms, a final contract will be prepared for signatures. We immediately share all ratified documents with all parties and stay in constant contact everyone to ensure a smooth transaction.
You have accepted an offer and are now very close to the end of your selling journey. But first, we will follow our timeline and contractual deadlines prior to closing. This includes the buyer's due diligence, inspections, appraisals, and surveys. In some cases, major or minor repairs will need to be completed or negotiated prior to closing. I will manage every step of the process and ensure everyone is ready to close on schedule. You'll need to schedule with movers in advance, transfer utilities, and provide a list of all service providers to the home for the new buyer to take possession.
You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. We will meet with the closing company to sign the final paperwork and go over any questions you might have. During this time, the buyer will complete their final walkthrough and receive any information you have to share on the home. Once both parties sign and funds are received - keys are passed on to the next stewards.
